What every account starts with

  • Keys signed for

Each key and fob is logged when we receive it and accounted for until the day it goes back.

  • Alarm set on the way out

The crew arms the system, checks the doors and leaves the building exactly as secure as they found it.

  • Tasks in writing

Rooms, chores and how often each one happens are listed on paper before the first night.

  • Our machines, our chemicals

Scrubbers, burnishers, extractors and stocked supplies arrive with the crew.

  • A name behind the account

One person answers for your building and picks up when you need something changed.

Which Commercial Cleaning Services Does Your Facility Need?

Some buildings need a crew every night. Others need a floor reset twice a year, or a porter on duty while the doors are open. Here is the full list of work we put our name on, so you can see where your building fits before you pick up the phone.

How Does Service Get Started?

  1. You call and describe the building

Tell us roughly how large the building is, what your business does in it, how busy it gets and which chores the current cleaners skip. Ten minutes on the phone gives us most of what we need.

  2. We walk it or quote it from your details

A walkthrough of the space lets us see the floors, the restrooms and the traffic for ourselves. When a visit will not work, the number can come from what you describe on the call.

  3. You get the scope and price on paper

Every room, task and frequency is written out with the price beside it. Nothing starts until you have read it and agreed to it.

  4. We set up keys, alarm and crew

Keys and fobs are signed for, the alarm procedure is written down, and the crew assigned to your building learns the scope and your preferences before the first night.

  5. The first clean, then the routine

Many accounts open with a deep clean to bring the space up to standard. After that, recurring service runs on the schedule you picked, with routine checks against the written list.

Why Do Facility Managers Hand Us Their Keys?

Giving a cleaning company the keys to your building is a real decision. We think it should come with paperwork, accountability and a crew that takes pride in the finish. Here is what that looks like.

  • The scope is written before we start

Which rooms, which tasks, how often. It is all spelled out and signed off before the first visit, so nobody argues later about whether the breakroom fridge or the blinds were part of the job.

  • Floor work stays with the same company

Refinishing tile, running the burnisher, scrubbing concrete and extracting carpet are jobs for our own people on our own machines. You are not juggling a second vendor who has never met your night crew.

  • Schedules that fit your doors

Every night, three nights, weekends only or a rotation you design. With crews out at all hours, we clean while your doors are closed rather than whenever it is handy for us.

  • One person to call

The person who runs your account gives you their number. Mention a missed trash can or a new suite and it is fixed by the next visit, earlier when it is urgent.

Irving and the Cities Around It

Irving packs a lot of different buildings into one city. Las Colinas has towers and corporate campuses along SH-114 and around the Urban Center. Valley Ranch and the north side mix office parks with medical and dental suites. South of SH-183 you find older retail centers, churches and schools, and the industrial and distribution space near DFW Airport keeps forklifts and dock doors busy around the clock. Our crews cover all of it, and the same work reaches across Dallas County and into Tarrant County, from Coppell and Farmers Branch to Grand Prairie, Euless, Grapevine and Arlington.

Towers and tilt-walls alike

A carpeted office floor in Las Colinas and a sealed concrete warehouse by the airport need different machines. We bring the right ones for each.

Nights that match the tenant

Corporate suites want cleaning after the last meeting. Distribution sites running shifts need crews that work around the forklifts. The building sets the timetable, and we follow it.

The same number everywhere

Carrollton, Duncanville or University Park, (972) 325-0746 reaches the person who runs your account, with the same written scope and the same key procedure.

What Do Building Owners Ask Before They Hire Us?

The questions that come up on almost every first call, answered straight.

How many nights a week should our office be cleaned?

Most offices with steady daily traffic do best with cleaning every weeknight, because trash, restrooms and breakrooms fill up daily. A small suite with a few desks can usually stay in shape with fewer visits spread across the week. We look at headcount, visitor traffic and the kind of work done in the space, then suggest a frequency you can adjust later.

What happens to our keys and alarm codes?

They are signed for, stored securely and only given to the crew assigned to your building. Alarm codes are kept to the people who need them, the system is armed when the crew leaves, and doors are checked before they go. If anything looks out of place, such as an unlocked door or a light left on in a closed suite, you hear about it.

How do you price commercial cleaning?

Price comes from the actual space: square footage, the number of restrooms, floor types, foot traffic and the visit frequency you have in mind. So we walk the building, or collect the details by phone, before naming a number. You get a written number based on your facility, not a rate pulled from a chart.

How does electrostatic disinfection work?

A sprayer puts an electrical charge on a fine mist of disinfectant. The charged droplets are drawn to surfaces and wrap around them, coating the sides and undersides of chairs, rails and equipment that a wipe tends to miss. We use EPA-registered products and follow each label's directions, including the dwell time each product needs on the surface.

What does a regular janitorial visit cover?

Each night the crew hauls out the bins, cleans every restroom fixture and refills the dispensers, wipes the breakroom, dusts what can be reached and cleans handles, switches and rails. Carpet gets vacuumed, and hard floors get a sweep and a damp mop. Tasks can be added to or dropped from your written scope to suit the building.

Can floor care be built into our regular service?

Yes. Burnishing, periodic strip and wax, carpet extraction and warehouse scrubbing can all go on the same written scope as your nightly cleaning. They are scheduled on their own rotation, so the floors are maintained on a plan instead of waiting until they look worn.

After a floor is stripped and waxed, how soon can people walk on it?

It depends on the square footage and how many coats go down, so we usually do the work overnight or over a weekend when the space is empty. The finish needs time to dry between coats and after the last one. We tell you when the floor is ready for foot traffic and when furniture can be moved back.

What if something gets damaged while you clean?

Tell your account contact right away, or the crew will tell you first if they notice it. We document what happened, look at the item with you and work out a fair resolution. Crews are trained to move carefully around desks, equipment and anything fragile, and to leave things where they found them.

Why Would a Cleaning Company Care This Much About Keys?

Because the keys are where trust starts. Commercial Cleaning Irving was built on a plain idea: the crew that cleans your building should treat it the way you would. That means a written scope, floors done by our own people, a schedule that fits your doors and a key and alarm routine you never have to think about.
